Top FM is a boutique facilities management and real estate service provider.

Our model is designed to reveal upfront to the client the entire cost structure and profit generated by Top FM for every single project and assignment. Our relatively small size and diverse experience allows us to accommodate and adjust our proposal to fit the specificity of our clients’ requirements.

The company and its management have been on the market since 2008. Since then and without exception, senior management is directly involved in the entire process from requirement understanding, into offer composition, to execution supervision and control.

The goal of the company is to characterize as a provider of high quality personalized service that will preserve the value of the managed property over the years for its owners and users.

Some of our main clients include European real estate funds and investors, Fortune 500 companies and local entrepreneurs. TOP FM and its management have provided services to more than 85.000 sqm. of prime office and residential space.

Our Management has 15+ years of real estate management and related experience.

Together with its management company TAPE, TOP FM is managing a number of properties including office buildings, luxury residential complexes, office premises.

Our flexibility and transparency allows us to select the best solution based on client's expectations and requirements. TOP FM can take any role from pure management to full service provider.

OUR MANAGEMENT

Emil Atanasov

Emil Atanasov

Prior joining the company Emil was Executive Director and Facility Manager at NAI atrium. He was fully responsible for the operations of the company in Bulgaria managing 18.000 sqm of fully inhabited prime office space owned by one of the largest European real estate funds – CA Immo. He executed and supervised fit out works, complying with top industry standards, of 10.000+ sqm. in the past few years.

In his previous role Emil was an Administrative Manager at Stemo - one the largest local IT players. There he was in charge of the fleet management, office relocations, refurbishments and other projects.

Emil holds a Master Degree in Mechanical Engineer from the Technical University in Sofia. Emil has participated as a lector in the National Facility Management Conference.

Todor Petkov

Todor Petkov

Prior joining the company Todor was Property and Business Development Manager at NAI atrium. He was fully in charge for the administrative and financial operation of two SPV’s with a monthly turnover in excess of 250.000 EUR. He acted as a main liaison between the building owners and the tenants. In 2012 led the one of the largest local office lease transactions.

Todor started his full time career at Groupama IT Support Center as Business Analyst and was quickly promoted into Project Leader working on various project, including the integration of large scale insurance software for clients in Slovakia and Bulgaria.

Todor holds an MBA from IESE Business School in Barcelona and dual BA degrees in Economics and Computer Science from Ithaca College in USA.
